Privacy Policy

Who is responsible for your data

Deal Finder is operated by High Performance Hosts (“HPH”), who hold the coaching relationship with you, decide what your data is used for, and are who to contact about it. The platform is built and maintained for HPH by its technology provider, which acts only on HPH’s instructions and never uses your data for its own purposes.

For any question about your data — access, correction, deletion — speak to your coach at High Performance Hosts.

What we collect

We collect only what the tool needs to function. Specifically:

• Your identity. Name and email address, from the Google account you sign in with. We never see or store a password — authentication is handled by Google and Clerk.
• Your preferences. The markets you want deals in, your delivery day, and any change requests you submit.
• Your activity in the tool. Which deals have been sent to you, and deals you mark as signed — including the property address, monthly rent, projected profit and any notes you add.
• Anything you type into a form. Onboarding answers, marketplace listings and enquiries, and intake responses.

We do not collect payment details. Billing is handled by HPH outside this tool.

What we don't do

• No tracking. Deal Finder runs no analytics, no advertising pixels and no third-party tracking scripts of any kind. Not Google Analytics, not Meta Pixel, none.
• No selling or sharing. We do not sell your personal information, and we do not share it for advertising or cross-context behavioural advertising.
• No marketing email. The only emails the system sends are transactional — confirmations and notifications tied to something you did.

Cookies

Deal Finder sets only the cookies needed to keep you signed in — a session cookie for staff sign-in and Clerk’s session cookies for the student portal, plus a short-lived cookie during the Google sign-in handshake to prevent request forgery. There are no advertising or analytics cookies, so there is nothing to opt out of.

Who else touches your data

We use a small number of infrastructure providers to run the service. They process data on our instructions and are not permitted to use it for their own purposes:

• Vercel — hosting and content delivery.
• Neon — the database where your records are stored.
• Clerk and Google — sign-in and identity.
• Resend — sending transactional email.

Deal Finder also gathers public short-term rental market data from third-party sources to build its projections. That process involves no personal information about you.

Where your data is held, and for how long

Data is stored in the United States. We keep your account and deal records for as long as you are an active student, and for a reasonable period afterwards so historical performance stays intact. Operational data that has no ongoing purpose is swept on a schedule.

Ask us to delete your account and we will remove your personal records.

Your rights

Depending on where you live you may have the right to access, correct, delete or export your personal information, and to object to certain processing. Exercise any of these by contacting HPH or the address above — we will not treat you differently for asking.

Security

Access to Deal Finder is restricted to invited accounts, signed in with Google. Traffic is encrypted in transit, sessions are short-lived, and access is re-checked on every request so removing someone takes effect immediately. No system is perfectly secure, but we treat this seriously and audit it.

Changes

If this policy changes materially we will update the date at the top and, where the change affects you, tell you directly.
