These terms cover your use of Deal Finder, the deal-sourcing tool provided to High Performance Hosts coaching students. By signing in, you agree to them.
Access is by invitation only and is personal to you. Don’t share your login, and don’t give anyone else access to the deals you’re shown. Access ends when your coaching relationship with HPH ends.
Deal Finder produces estimates, not guarantees. Revenue projections, occupancy figures, cost breakdowns and profit margins are modelled from comparable listings and public market data. They are inherently uncertain and they will sometimes be wrong.
Nothing here is financial, investment, legal or tax advice. A deal appearing in your feed is not a recommendation to sign a lease. Do your own due diligence before you commit to anything — verify the rent, the rules and the numbers yourself.
That includes legality. Short-term rental regulation changes constantly and varies street by street. Any market or regulatory information in the tool is a starting point for your own research, not a legal opinion, and never a substitute for checking the current local ordinance, your lease and any HOA rules for the specific property.
You are solely responsible for the decisions you make and for any leases you sign. Neither HPH nor its technology provider is liable for losses arising from acting on a projection.

The platform, its underlying models and all data it produces are owned by its technology provider and licensed to HPH. You get a personal, non-transferable right to use it while you are an HPH student. Content you enter — your signings, notes and preferences — remains yours, and you grant us permission to process it in order to run the service.
Deal Finder is provided as-is. We don’t promise it will be available uninterrupted or error-free, and market data may be incomplete or out of date. We may change or withdraw features.
We may update these terms. Material changes will be reflected in the date above, and continuing to use the tool means you accept them.
